Where does the money go from the Dues that are collected from members of the Dry Creek HOA?

The bulk of the money is used to pay for the maintenance of the common areas such as the open space and the islands on Dry Creek Road and Timothy Place. Other expenses include postage, debt collection and the annual picnic. A report of the budget and expenditure will be made available to members every year and is available for download here. No significant expenditure will be made outside of normal operating expenses without first consulting HOA members. Funds that are not used will be kept in reserve and used only as required.

 

How are Dues calculated?

Dues are calculated based on current operating expenses.  If the previous year we are running at a surplus the dues might be lower.  If the previous year we are running at a deficit the dues could be raised. The board makes every effort to keep dues affordable while enhancing the value of each members property and paying for all expenses incurred during the year.

 

Do I have to pay the dues? What happens if I don't pay or I'm late with my payment?

Yes, the Dues are essential for the HOA to function. 5% late fees will be applied if Dues are more than one month late. Dues that are still not paid after 3 months may incur a lien being placed on the property. This is as per the ByLaws of the Dry Creek HOA which may be downloaded here. If you have a problem with payment, please let the Board know rather than just not make the payment.

 

What do I do if I have a complaint to make to the HOA Board or I have a request to make?

Please use the Contact page here or send us an email. Please be as specific and concise as possible for the fastest response. We welcome open communication with our members and we will respond within a reasonable period of time.

 

How will my complaint/request be handled and how will I be communicated with?

Once you submit your message it will be routed to the appropriate person on the Board who will respond. Or the Board will discuss it as a group and respond accordingly. If you have made your email address available to the Board, we will respond via email. If this is not possible or you would prefer an alternative medium of communication, please let us know in your message.
